2025 Maintenance Goals

  • Optimize equipment reliability and efficiency by implementing proactive maintenance strategies, minimizing downtime, and controlling costs, ensuring safety compliance, and extending the lifespan of assets through regular inspections, preventative maintenance, and timely repairs. All while managing a team of technicians and adhering to operational regulations.

    • Reduce overall maintenance cost through efficient planning and resource allocation.

    • Minimize unnecessary repairs by implementing preventative maintenance programs.

    • Extend the lifespan of equipment by identifying and addressing potential issues early.

    • Monitor and manage maintenance budget effectively.

    • Ensure adherence to all safety regulations and procedures within the facility.

    • Conduct regular safety inspections and training for maintenance staff.

    • Properly manage work orders and implement door hangers when work is completed.

    • Recruit and retain qualified maintenance technicians.

    • Provide ongoing training and development opportunities for staff.

    • Identify opportunities to reduce energy/consumption through equipment upgrades and energy-efficient practices.

  • Irrigation:

Intake line cleaning and repair if needed. (Vendor/licensed irrigation company.)

Monthly check of timer, Monthly wet checks, 2 wire system, and irrigation decoder. (Maintenance team.)

  • Lake:

Fountain motors and light system; regular equipment maintenance plan to prevent breakdowns and extend its life. (Vendor, Lake Dr’s or similar vendor.)

Walls around the lake should be cleaned at least once a year. (Specialized cleaning company.)

  • Golf-carts:

Preventative maintenance; oil change and battery system maintenance. (Vendor, golfcart company.)

  • Bobcat:

Preventative maintenance, oil change, spark plugs, and hydraulic system. (Vendor)

  • Pool equipment:

Regular operation and care. (maintenance team) Preventative maintenance:

specialized maintenance to all equipment, motors, valves, pipes, filters, etc. At least every three months. (Licensed pool company.)

  • A/C Units: Preventative maintenance:

Check all the units at least every three months and give them the proper regular maintenance. (Vendor, Keep Cool, or similar contractor.)

  • Light checks; At least once a month.

  • Landscaping; Already done by T.S.M.

  • Pool: One year warranty on any leak or repairs needed. (PSI)
